Here are some excerpts from the Yahoo article on Live Local  - Cities are Furious.  see link below.

In at least two local cities, Doral and Hollywood, developers have cited the new law signed by Gov. Ron DeSantis, in publicly floating supersized plans for high-rise residential and commercial developments that would far exceed anything around them in height, scale and density.....The money promised from the law, which earmarked $711 million in funding for various state housing programs, has yet to flow. ....

developers are already racing to figure out if they can take advantage of the zoning override provisions, consulting with land-use attorneys who have been putting out the word to recruit business, lawyers and business groups say, and approaching municipalities with preliminary development plans...

..under the state law a developer can go as high as the tallest building in a one-mile radius within the local jurisdiction, and match the density of the densest allowed local zoning....

... it could also threatens the city’s economic and employment backbone ..This truly can change the characteristics of a neighborhood that can completely challenge the quality of life of our residents. It overrides measures we have in place to protect that...

“This is what you call a mom-and-pop,” McAdams said of the motel, which has been in his family for 66 years. “And so you’re telling me that, at the signing of a pen, the state can change the face of Hollywood beach? So you can wipe out our laws and stick it to the residents? That ain’t right. Someone has to have a long-term vision for this area other than lining your own pocket.”

‘Pro-developer stuff couched as affordable housing’

WHAT DOES PUNTA GORDA CITY COUNCIL SAY ABOUT THIS?

per one councilman's election website:  'the old policy of no height limits on buildings was unacceptable. The city is well on the way to approving standards that not only protect the character and charm of our city - they also will make Tallahassee’s Live Local affordable housing projects much less likely to invade our community. '

note: The actual current policy per city website:

 “(9) Minimum height of 2 stories, 26 feet above BFE; Maximum height of 50 feet above BFE.

   (10) Maximum density, 15 units per acre. “

 

note:  this person is being endorsed by the attorney for the owner of PGI City Marketplace, who has  stated that she had 'confidential meetings" with each of the council members.  Her law firm also is an agent for an affordable housing LLC.

Would it be a developer's dream to have density raised to 60 unit per acre and have  height limits raised?  Hmmm.... if you were a developer how could you lobby to get the codes changed to optimize your profits?
